What are the Benefits of Sealcoating?♦ prolongs the performance life of the asphalt pavement structure. When Can I Drive on my Newly Sealcoated Surface?Sealcoating material needs a 24 hour dry and cure cycle to provide a smooth and even surface. If traffic does occur previous to the 24 hour cycle, tracks and dirt will be embedded in the surface.

How often does Sealcoating need to be Applied?Every 3 years your asphalt pavement needs to be evaluated for repair needs. Sealcoating can be applied anywhere from 3-5 years depending on the erosion conditions of your previous surface treatment. If you have had a previous treatment from another company that has faded in less than one year after application then the mix is of a substandard quality.

What Causes a Pothole?Even the best asphalt pavements are subject to deterioration due to water and sunlight damage after a period of time. Water intrusion is said to be the leading cause of pavement failure, which eventually creates cracks and ultimately potholes. Properly sealing those cracks will greatly reduce water into the sub-base and virtually eliminate further damage to the asphalt. Patching is the process of excavating isolated potholes and replacing them with asphalt.
